Chapter One

Why We Love The Little Mead

Central living with an unexpectedly peaceful sense of seclusion, in the heart of Cirencester - one of the Cotswolds most thriving and desirable market towns.

The Little Mead is a beautifully-positioned and wonderfully characterful period home, tucked away at the centre of historic Cirencester. Lovingly-refurbished by the current owners, the house is presented in immaculate order throughout, with every improvement carried out thoughtfully, with great sensitivity to its original charm.
On the ground floor are three generous reception rooms, each enjoying its own distinct outlook over the gardens, with ornate windows and handsome period fireplaces adding warmth and character. To the rear of the house lies a superb open-plan kitchen and family space, filled with natural light from its triple-aspect orientation and opening directly onto the garden through two sets of French doors. Beautifully finished with bespoke fittings, this exceptionally bright room serves as the heart of the home, around which daily life can naturally revolve.

Space extends upstairs with four double bedrooms and two bathrooms. Providing ample space for both a young or teenage family to enjoy, each space feels serene and calm. The principal suite is a particular highlight and includes a dedicated dressing area.

The Garden

Perhaps the most extraordinary feature of The Little Mead is its garden - even more remarkable given its proximity to the centre of Cirencester. Rarely does one find such a peaceful and established setting so close to the heart of town.

A beautifully arranged combination of formal beds, mature trees and sweeping lawned areas creates a garden that is both elegant and immensely enjoyable. Whether for entertaining, family life or quiet moments outdoors, it offers a wonderful sense of space, tranquillity and privacy moments away from the gentle bustle of town life.
Additionally, the house benefits from a self-contained one-bedroom annexe, offering excellent versatility for guest accommodation, a home office or ancillary space. Further practical advantages include off-road parking for three cars.

Living in Cirencester

Tetbury 12.5 miles I Cheltenham 15 miles
Swindon 15 miles I Burford 17 miles
Kemble Railway Station 4 miles (London, Paddington from 65 minutes)
M4 (Junction 15) 17 miles
(Distances and time approximate)

Much of old central Cirencester remains in the ownership of the Bathurst Estate, making the opportunity to acquire a privately owned house in this setting particularly rare.

Thomas Street is one of the most sought-after addresses in the historic heart of Cirencester, just a five-minute stroll from the Market Square. Lined with an attractive collection of period buildings, the street is characterised predominantly by handsome 18th-century Cotswold stone townhouses, lending it a timeless and quintessentially English charm.

The location offers an exceptional range of amenities within easy walking distance, from boutiques and independent shops to well-regarded local favourites such as family butchers Jesse Smith and W.J. Castle, alongside excellent pubs, cafés and restaurants including Sam and Jak’s. A popular farmers’ market is held on the second and fourth Saturdays of each month, while everyday conveniences are equally well served, with several supermarkets including Waitrose.

For dining further afield, The Pig in the neighbouring village of Barnsley is approximately ten minutes by car and has quickly earned an excellent reputation for championing local produce.

Located within the Cotswold AONB, the town is surrounded by glorious rolling countryside and exceptional walking right from the doorstep. Nearby valleys and meadows provide beautiful views and are home to a rich variety of flora and fauna, including native orchids and other species characteristic of this protected landscape.
For those with equestrian interests, the area is particularly well served, with excellent riding and an extensive network of bridleways in and around Cirencester Park, where it is possible to ride for hours while scarcely crossing a road. There is also convenient access to Cirencester Park Polo Club and Westonbirt Polo Club.

Further sporting opportunities within easy reach include racing at Cheltenham Racecourse, water sports at Cotswold Water Park, padel at Elkstone Studios, together with a strong selection of golf courses, tennis clubs and shooting estates across the wider area.
