Lindsay is the former head of country houses at Savills and has worked in the property industry for over 40 years. Lindsay has been involved in some of the biggest and most impressive house sales across the UK.
Like so many of his clients, Lindsay divides his time between his South Gloucestershire country home, full of domestic charm, and his convenient Parsons Green flat. Sebastian Hipwood – Founder

Seb lives in the picturesque Cotswold village of Badminton with his young family, dividing his time between London and the country. Having started his career in Parson’s Green before moving his focus to country properties, Seb is uniquely experienced in his understanding of town and country, with a special appreciation of the Cotswolds.
Fittingly for a Badminton resident, Seb hails from a strong line of professional Polo players. Although choosing to become an estate agent makes him something of a black sheep within his family, his strong equestrian connections make him the quintessential expert for anyone wishing to buy a home with equestrian facilities.

George Nares – Founder

George has a wealth of national knowledge both in London and the country. His extensive experience working across the country has honed his understanding of property values, particularly in the high-end market, making him invaluable to buyers looking to cast their nets across county boundaries.
George owes this knowledge to his upbringing in Hampshire and West Somerset, followed by his time with the Savills Country House Department, leading sales in the South and Southwest of England. He now lives with his family in Belgravia but is also regularly found in North Yorkshire, at his wife’s family home. George’s dual London and country existence is often utilised by his client base, who are similarly entwined in both rural and urban locations.
Following a background in law and having been called to the Bar in 2007, George began his property career specialising in prime central London, with a particular focus in Chelsea, Knightsbridge and Belgravia. His legal experience has ingrained the paramount importance of giving clients the best advice and equips him to facilitate the legal conveyance process.
Theo James-Wright

Hailing from the West Country, Blue Book Director, Theo moved to London at 22 and cut his teeth in property with KFH and Carter Jonas before joining Savills’ Country Department. There, he spent five years working alongside Lindsay Cuthill before becoming a Partner at Knight Frank’s buying arm, The Buying Solution.
With years spent sourcing exceptional homes and professional experience that extends across all sides of the industry, Theo’s knowledge of Sussex, rural Surrey, Kent, and East Hampshire is second to none. Having lived in Midhurst for five years, he now splits his time between Petworth and South West London, travelling the length and breadth of the South Downs in search of houses of exceptional beauty—ideally with a perfectly situated hearth.
An avid member of Goodwood, Theo’s passion for period property is complemented by his love of classic cars and time spent by the beach. In the summer, he’s often found at West Wittering with Otto, his fox red Labrador—undoubtedly the best-behaved dog you’d ever have the pleasure to meet.

Imogen Jones

Imogen joined Blue Book shortly after its founding in Spring 2023, bringing a fresh perspective to the team from her background within the art world, where she worked predominantly in the field of private collections and house sales.
Prior experiences – including coordinating several high-profile sales at Christie’s King Street, and managing Dreweatts’ London office – have equipped her with a wide breadth of contacts, an assiduous attention to detail, and a dedication to providing first-rate personalised service to our clients.
Imogen splits her time between London and the countryside and enjoys working closely with vendors, buyers, and buying agents to intimately research and understand our listings and help buyers find a Blue Book house that truly resonates with them.
Her knowledge and enthusiasm for historic architecture, modern design, and eclectic English interiors are employed daily at Blue Book, and she is particularly drawn to the contrasts between different design eras—whether it’s the charm of 17th-century panelling, or the boldness of an exuberant 1970s bathroom. Poppy Balfour

Poppy joined Blue Book at the end of 2024, bringing over eight years of experience in the property industry. Having built her career in London; including roles at Winkworth in Notting Hill and Savills in South-West London, Poppy has developed a deep understanding of the capital’s prime neighbourhoods and the needs of those moving within or into the city. Known for her client-focused approach and dedication to delivering exceptional service, she provides clear, considered advice and tailored solutions for every client.
Originally from Cornwall, Poppy now lives in London and balances life in the capital with regular visits to the Cornish coastline. Her familiarity with both London’s fast-paced market and the lifestyle of the countryside, coupled with a strong network in each, allows her to guide clients seamlessly whether they are upsizing, downsizing, relocating, or searching for a second home.

Henrietta Winn

Prior to joining Blue Book in November 2024, Henny gained valuable experience in prime central London property during her time at Chestertons in Knightsbridge and Belgravia, where her instinct for exceptional client service was further refined—building on the entrepreneurial nous she developed running her own business.
As Executive Assistant at Blue Book, Henny is the calm, smiling presence at the end of emails. With an unflappable manner and exceptional organisational skills, she ensures the business runs with its trademark precision and polish. Handling all aspects of life at Blue Book, property and otherwise, she is as indispensable behind the scenes, as she is reassuring to clients and colleagues alike.
Her passion for property is rooted in a deep appreciation of historical and architectural design. Blue Book’s portfolio reflects many of the classical principles she admires, often calling to mind the work of Robert Adam, whose influence continues to shape her love of enduring design.
Like many of the team, Henny values the balance between town and country. Dividing her time between London and North Yorkshire, where she grew up, allows her to enjoy the distinct character and charm of both counties – a duality that she appreciates deeply.
Olivia Smales

With a background in fashion history, jewellery and art, Olivia brings a broad, creative perspective to her role as Head of Marketing at Blue Book.
Educated at the University of St Andrews and the Courtauld Institute, the country house – its history, design and the stories embedded within its walls – has long captivated her imagination. She has written extensively on the narrative power of the country house, from Howards End to Rebecca, and has worked on archive projects for private collectors and institutions.
Her affection for remarkable properties is matched by her love for aesthetics. Growing up in Yorkshire, she reportedly recognised the ceiling of Castle Howard at the age of four, proudly pointing it out following her mother’s recent viewing of Brideshead Revisited – a moment that foreshadowed a lasting fascination with great houses and the individuals who inhabited them.
Joining Blue Book in March 2025, Olivia is responsible for bringing the brand to life across every touchpoint, from brochures and social media to advertising and partnerships. She is committed to unlocking new visual codes for heritage and luxury, ensuring every Blue Book house is presented with beauty, sensitivity, and care.
When not immersed in London life, Olivia retreats North or enjoys spontaneous weekends abroad, often drawn to places where history and unusual architecture reside.
