CHAPTER ONE

Why we love Church Farm

Church Farm is a well-appointed and handsome Grade II listed 18th century edge of village house built of Cotswold stone under a stone tiled roof. The house itself provides excellent family accommodation and retains its original character, particularly with the exposed timbers, impressive original fireplaces, sash windows, window seats and high ceilings. The layout includes three well-proportioned reception rooms, all of which face different parts of the garden.

The drawing room is a particularly wonderful space with dual aspect views over the garden and a large wood burner making it perfect for year-round formal entertaining. The kitchen area combines both a practical space with a useful breakfast room. The area has a key focus on practicality and unusually generous storage, and due to its south facing orientation benefits from an abundance of natural light. In addition, there is a well-proportioned dining room and a welcoming sitting room complete with electric wood burner.

CHAPTER TWO

The Details

On the first floor and approached off the central landing are four spacious double bedrooms and three bathrooms, two of which are en suite, as well as a large airing cupboard. The family bathroom and principle en suite have both been recently refurbished with underfloor heating and the principle en suite has been fitted with a walk-in shower. The principal bedroom is of real merit and benefits from far reaching views over the village and beyond. The second floor gives versatile space which has been used by the current owners as a mixture of useful office space and very accessible additional storage.
